What is Description Suggestion?

Description Suggestion is an AuctionPro feature that uses AI to generate a professional property description based on the details you've entered. It saves time when creating listings and helps ensure your descriptions are thorough and well-structured.

How to Use Description Suggestion

1. Open the Property Tab

When adding or editing a property, navigate to the Property tab. Above the description editor, you'll see a Generate Description button if your branch has an AuctionPro subscription.

2. Fill In Property Details First

The more information you provide, the better the generated description will be. The tool uses:

• Property type, bedrooms, bathrooms, and reception rooms
• Tenure and amenities
• Address, city, and postcode
• Council tax band and EPC rating
• Auction type and guide price
• Property title
• Any existing description (used as context for improvements)

You don't need every field filled in, but more detail produces better results.

3. Generate a Description

Click Generate Description. The AI will produce a formatted property description and display it in a preview box below the button.

4. Review the Suggestion

Read through the generated description carefully. A warning is displayed as a reminder:

AI-generated property descriptions may be inaccurate. Please review before applying.

Check that all facts are correct, especially room counts, location details, and any specific claims about the property.

5. Apply, Copy, or Regenerate

You have three options:

• Apply Description - Replaces the current description in the editor with the generated text.
• Copy to clipboard - Use the copy icon to grab the text for use elsewhere.
• Regenerate - Click the regenerate button to get a fresh description if the first one isn't quite right.

After applying, you can still edit the description manually in the editor to add personal touches or correct any details.

Tips for Best Results

• Enter a title first - The title gives the AI context about how you want to present the property.
• Add amenities - Selecting property features and amenities gives the description more detail to work with.
• Include an existing description - If you already have a rough description, the AI will use it as a starting point and improve upon it.
• Always review before publishing - AI-generated content should be treated as a first draft. Add your local knowledge and professional insight.

Requirements

• An active AuctionPro subscription on the branch.
• At minimum, a property type and location should be entered for a useful result.

If your branch doesn't have AuctionPro, you'll see an Upgrade to Generate Description button instead.
